Peter AurichYour Front Range Mortgage Guide

No mystery, no surprises

The process, start to finish

A mortgage has eight phases. Most lenders make you guess what they are. Here's the whole map — with honest timelines — so you always know exactly where you stand.

1Day 1

The conversation

Text or call Peter. Goals, timing, rough numbers. No documents, no commitment — just clarity on where you stand and what’s possible.

21–2 days

Pre-approval

You share income, asset, and credit info through Fairway’s secure application. Out comes a real number and a letter that makes your offers credible.

3Your pace

House hunting

You shop; Peter stays on call. Want a payment estimate on a specific listing before you offer? That’s a two-minute text.

4Same day

Offer accepted

The clock starts. Peter locks in the plan — program, rate strategy, timelines — and his team opens your file immediately.

5Week 1–2

Processing & appraisal

Documents are verified and the appraisal is ordered. You’ll know exactly what’s needed and when — no mystery checklist.

6Week 2–3

Underwriting

An underwriter reviews everything. Conditions come back; Peter’s team clears them fast and keeps you posted at every milestone.

7Week 3–4

Clear to close

The best three words in the process. Final numbers are prepared and your closing is scheduled with the title company.

8~Day 30

Closing day

Sign, fund, keys. Peter’s clients consistently mention one thing here: it stayed on time and nobody was surprised.

The Peter difference

You'll never wonder where your loan is.

Read Peter's reviews and one theme repeats: constant communication. Milestone updates at every phase, fast answers in between, and a team that treats "closed on time" as the baseline — not the goal.

Sorry to bug you again — any update on underwriting?
Never a bug! Appraisal came in fine, file went to underwriting this morning, and I'll text you the moment conditions come back. You'll always hear it from me first.

Want to see phase one in action?

It's a ten-minute conversation. Text Peter what you're thinking, and he'll tell you exactly what happens next.
